SERVICES

Navigate Complex transactions with Confidence.

Trust sales, probate, pre-foreclosure, short sales, inherited homes, coordinated buy-and-sell moves — the transactions that don't fit a standard playbook. When you understand what’s happening and your options, you can proceed with confidence.

HOW I WORK

Built around the decision, not the transaction.

The standard real estate model treats every sale the same. Mine doesn't. The conversations I have with downsizers look nothing like the ones I have with move-up sellers, and family transitions are their own world entirely. Below is what each of those looks like — and what you can expect when we work together.

WHAT I DO

Three paths, one principle

Every decision I help with starts with a real conversation about whether proceeding makes sense. The work flows from there.

01

Downsizing

For homeowners ready for a home that fits the next chapter — not the last one.

  • Single-level and low-maintenance options

  • Timing your sale with your next move

  • What to do with a lifetime of belongings

  • Equity, capital gains, and tax considerations

  • Coordinating with aging parents or multi-gen moves

02

Move-Up

For families needing more — more space, the right schools, the right neighborhood — without losing their minds in the process.

  • Bridge financing and rent-back strategies

  • Contingent vs. non-contingent offer structuring

  • Coordinating sale and purchase timelines

  • Avoiding the "two mortgages at once" trap

  • Negotiating in a tight inventory market

03

Family Transitions

For the moves that come with complications — aging parents, inherited homes, divorce, or estate situations.

  • Inherited and trust-owned properties

  • Coordinating with multiple decision-makers

  • Navigating probate and trust attorney involvement

  • Divorce sales and timing-sensitive situations

  • Multi-generational housing decisions

What you get here, you won't get elsewhere.

I've actually done this

My wife and I downsized from a two-story to a single-level home in this same area. I've sold homes through trust and estate situations in my own family. The advice you'll get isn't theoretical.

No-pressure conversations

The first call isn't a pitch and isn't a valuation. It's a conversation about whether a move makes sense for you right now — even if the honest answer is "not yet."

Comfort with complexity

Trust sales, probate, short sales, multi-party decisions, contingencies stacked on contingencies. The deals other agents pass on are often the ones I'm best suited for.

Real coordination, not handoffs

Selling and buying simultaneously, working with attorneys, CPAs, lenders, and family members — I run point so you don't have to.

FEES & COMMISSIONS

Straightforward, no surprises

Commissions are negotiable in California, and I treat them that way. Every situation is different — sale price, complexity, whether you're also buying, the work involved on either side. We'll discuss it upfront, in plain numbers, before you sign anything. No bait, no last-minute changes, no padded fees buried in closing documents.

"If a fee can't be explained, it probably shouldn't be charged."
