Home Inspection Report
A home inspection report is important, but it doesn't cover everything in the house.
A home inspector will perform a visual inspection of your property from top to bottom, including all the main systems. This slowdown isn't Antioch alone. Broader Contra Costa County has experienced a modest 0.6% dip in home prices year-over-year². Still, Antioch's more pronounced price shift suggests a specific market adjustment influenced by increased inventory, buyer hesitation, and possibly affordability barriers that have begun impacting home sales regionally.
On a national scale, housing affordability continues to dominate headlines. In response to the prolonged affordability crisis, lawmakers have introduced bipartisan federal legislation known as the ROAD (Revitalizing Opportunities and Affordability Development) Act of 2025. The legislation proposes comprehensive measures to tackle the housing supply shortage by easing zoning restrictions, accelerating environmental and permitting processes, and incentivizing modular and manufactured housing construction⁵.

For Antioch homeowners, particularly baby boomers, downsizers, move-up buyers and sellers, or those currently living out-of-area but preparing to sell locally, these broader trends offer mixed signals:
-
Timing Matters: With home prices trending downward, the window to maximize equity at today's relatively high values may be narrowing. Listing sooner could capture remaining pent-up buyer demand, particularly among downsizers and relocation buyers.
-
Competitive Pricing Is Crucial: Sellers must now be vigilant about pricing strategies. Homes priced even slightly above market rates risk extended market times, leading to potentially costly price reductions and weaker negotiating positions. Conversely, homes priced accurately or just below recent comparable sales are attracting multiple offers swiftly, often still securing close to or above asking prices.
-
Opportunity Amid Change: While current trends seem cautious, the proposed national legislation—if passed—could significantly impact future home values by increasing overall housing supply. The influx of more affordable housing could attract younger, first-time buyers and increase market activity again in the coming years.
For homeowners planning to downsize or relocate, understanding this intersection between local cooling trends and national policy developments will be critical. Sellers who act now may avoid potential dips while positioning themselves advantageously for future moves.
To navigate this shifting market successfully and position your home to sell at the best possible price, consider strategic staging, accurate pricing, and effectively communicating the unique lifestyle advantages Antioch offers. And that's the rest of the story.
